Completed the 3,000 acre Riverside Community Master Plan, Town Center and Village Design as consultant to Barry A Berkus for the Boxer Ranch at the intersections of S.R.708 and US 95, Florida.

Completed land plan for edge communities for Euro-Disneyland En France arround the communities of Magny – Le-Hongre, Serris, and Bailly – Romainvilliers.

Completed 2,000 acre land plan for Coastal Community in Port St George, Manilla.

Completed two 1920 Sq.Ft. tract house for Gary Lasater Construction, as well as residential tract and model home for David Burich Construction.

Provision of management services for Bakersfield Veterinarian Hospital and private residential design for two luxury residences with horse related facilities.

PRIOR PROJECTS

Makabusi, Inc. Consultation to P.C.Crown Hill Inc., subsidiary of Pacific Center , Inc. 1985-1990

Urban Planning/Real Estate company was established to develop downtown Los Angeles mixed-use project valued at $350MM.

As Vice-President, reporting directly to the Chief Executive Officer of the parent Kuwait International Investment Company, controlled $1.2MM annual budget for predevelopment, design, planning and marketing.

o Conceived and founded non-profit partnership, Center City West Associates consisting of 25 neighboring property owners, to formulate a 235 acre Specific Plan. Raised $1.5MM for administrative and study costs. Recruited, hired and trained manager.

o Obtained unanimous 15 member City Council vote endorsing and granting permission for the continued development of Crown Hill, west of the Harbor Freeway.

o Organized landholders to negotiate resolution of the proposed new Junior High School site in the CCWA plan (The Belmont School Scandal!!) and formulated compromise offering low and very low income housing in the area.

o Reversed decision of Los Angeles County Transportation Commission to locate future line through the area while convincing the Los Angeles Department of Transportation and the planning consultant to build a south bound off-ramp from the Harbor Freeway to provide access to the development.

o Provided CALTRANS with realistic options for five proposed off/on-ramps to service the west side.

o Influenced decision of Architects/Engineers to include “tall” buildings as part of the mixed use complex.

o Attained the desired zoning changes for the site, taking land value from $120 to $220 per sq. ft.

Makabusi, Inc. 1981-1985

Entered private practice of Urban Design Planning and Development management with staff of four and partner in charge of design and production.

The Brooklyn Army Terminal waterfront mixed-use project,

220 acre mixed -use Specific Plan for the Channel Island harbour,

6900 acre destination resort in New Mexico,

300 acre master plan for thoroughbred broodmare station in Ojai, California,

and 163 acre master plan for horse breeding ranch in Tumacacori, Arizona.

Achieved billings of $70,000 in the first year and maintained volume of $180,000 thereafter.

o Served as Environmental Administrator for the City of Maricopa’s receipt of an application for a toxic waste incinerator.

o Directed Sanyo Oil Company’s acquisition of the Rolls Estate in Wales, Great Britain.

o Created and produced video marketing tools to gain financial interest in real estate investments???.$40MM generated for Pacific Center development.

o Developed computer program conveying three dimensional zoning change perspectives for land owners relating to their entitlements by law.

The Rosedale Villages, Inc. 1979-1981

Hired to corporation as Vice-President to plan community and construct 80 acre, 250 single family unit residential tract within a 2,500 acre community development project with a $3.4MM budget for planning, construction, infrastructure costs and materials.

o Gained approval of the master plan, sewage plant and trunk lines, electricity, water and other infrastructure plans.

o Revised land use plan through County Planning Department to include equestrian trails with access to the Kern River along the canal systems.

o Evaluated plans for industrial, commercial and estate residential developments.

William L. Perreira Associates 1977-1979

One of the top ten Architecture, Engineering and Planning companies in the United States with offices world-wide.

As minority partner and Vice President of Urban Design and Planning, responsibilities included design, conception and trouble shooting of proposed projects.

Assumed greater role in new town design for Doha, Quatar, Crocker Bank consolidation of properties sale and new business development.

o Designed Marina and Yacht Club adjacent to the Government Center in Doha, Quatar

o Invented lightweight skin panel for use in 90 story high-rise pyramid building for the Shah of Iran.

o Trained staff in video and 35mm slide production for presentations in separate division supporting company communications.

Managed Urban/Regional Planning Division involved in providing information services on Urban Renewal, Airport Planning, Environmental Studies and zoning changes in subdivision for merchant builders.

o Expanded services of Photogrammetry Department inventing surveillance method utilizing video cameras in securing the rights-of-way on power corridors throughout Wyoming and Montana.

o Managed interdisciplinary group as a team to design a new town and industrial complex near Douglas, Wyoming. Arrived at a cost of $1 billion, presenting plan to joint session of the Wyoming legislature.

PREVIOUS EXPERIENCE

From 1973-1975 was Director of Urban Planning for Environmental Systems International in Planning and Environmental Services Division.

Managed two new town projects in Kobe, Japan. Guided team that invented a manufactured home system for National Environmental System Technologies.

Designed new pattern of “cluster developments” in Florida and New Hampshire. Planned Marina in Sausalito.

Calculated and presented subdivision projections for land in Lake Tahoe purchased for $125,000 generating sale of property for $375,000.

After completion of graduate work at UCLA, worked for Daniel, Mann, Johnson & Mendenhall in Urban Economics, Planning Division gaining experience in new town, community, ski resort, regional shopping centers, transportation planning and politics affecting projects.
